This past Saturday, President-Elect Barack Obama released his first weekly address via YouTube.com.

Whether you were an Obama or McCain supporter during the elections, you have to respect Obama’s ability to communicate with the people via new mediums. Obama has taken the United States first step towards “Government 2.0″.

Although this new style of communication is very cool, his message is scary. In his address, you can see a man who is focused with the drive that is needed to give us hope. Do I think Obama is going to be the cure all? No! However he gives us and millions of others hope that the government is going to try new ideas to get us out of this current mess.

For those of you who want to sell during in this market, choosing the “Right Realtor” to do the job is more important now than ever. Finding a Realtor with the ability to market, negotiate, and find buyers or investors with money to purchase your home is crucial.

If you are looking to purchase a home or move up in price, the time to do it is now. You now have the power because after years of appreciation, it’s a buyer’s market. Home values are down and the cost of money is cheap. There has never been a better time to buy in our local market!

For Both Democrats or Republicans, it’s time we put our differences to the side and do what is best for the people of the United States of America. It’s a privilege to be a citizen of this great country.

Why might a seller do this? The most typical reason is because of privacy. The seller does not want people coming and going through their home at open houses, and they don’t want their friends and neighbors to know what they are selling their home.

There are drawbacks to selling a home this way. It can cost the seller thousands of dollars by not marketing their home to the public, but it’s generally not the money that motivates this particular seller.

How do buyers find these pocket listings if they aren’t on the MLS or marketed online? You would need to work with an active real estate agent or team of agents who network and work well with other brokers and agents in the area.

This is a good way for buyers to purchase a home and make them aware of the pocket listings available.

When sellers list their properties with Cashin Company Realtors, they have the assurance that all pocket listing will be exposed to other Cashin agents through the company email alert system. This will notify all the agents that a pocket listing is available.

This helps twofold. First, it helps the seller market their home without putting it on the MLS, or having open houses. Second, it allows the buyer’s agent the opportunity to share with their buyer that there is a possible match for them that isn’t exposed to others in the area.

Burger Joint has been providing high quality hamburgers to San Francisco since 1994. Peninsula residents are lucky though, Burger Joint has set up shop in Burlingame. They’ve just opened the doors to their first location south of San Francisco and, picked a great area in need of a burger spot, Burlingame Avenue. Burger Joint proudly serves all natural sustainably and humanely raised Niman Ranch meats.

About a week ago, I had dinner at their new Burlingame location and I was pleasantly surprised. The menu is on the simple side, with only a few items but my cheeseburger and milkshake were amazing. A big plus- I heard they’re applying for a beer and wine license! Walking on Burlingame Avenue, stopping in for a great burger with a cold beer never sounded better.

I highly recommend giving it a try; it is located on Burlingame Avenue at the corner of Primrose Avenue.

Since real estate is such a large investment, I advise these clients to rent first. Get settled into the area, find out what areas you like best, and then in 6-12 months start looking for the place you want to call home.

It can cost thousands of dollars if you make the wrong decision, or hire the wrong agent. Upwards of 10-20%. What’s the rush, take your time and do it correctly. What if you move here and don’t like the area?

While renting, go to as many open houses as you can and also see as many homes on the Internet as possible. Talk to co-workers, neighbors, and real estate professionals about what neighborhoods you might like. Also, check out the schools in the area even if you don’t have children because schools are a large factor in the price of a home.

What’s a safer investment right now? How about investing in real estate while the market is down and it’s officially a buyer’s market? “Buy low and sell high”, isn’t that what they say?

One thing I can tell you is that real estate always comes back. Just look at a chart and go back 100 or 200 years. I can’t say that about stocks. As we know, some businesses go out of business and that’s that.

Most of us stagnate in bad markets, because nothing stops us from spending more than fear. But the true investors make a killing in times like this, just look at Warren Buffet.

The rich get richer when markets are down. They have more buying power and don’t let fear hinder their investing strategies. There has never been a better time to purchase another home, or a first home for some.

Let me clarify one thing, there is tons of money out there to be lent. Yes, you need to have good credit, a good income, and a nice down payment (However, some buyers qualify for the FHA loans that only require a 3% down payment).

What are you going to do, wait until the market goes back up? No! It’s impossible to time a market, buy now while we all know the market is down.

In times like these, a down market or buyers market, it’s very important that home owners listen to their agent and pay close attention to the details like how they market the properties, and how they price them.

Most sellers are usually biased when it comes time to price their home, and most think they have the best property in the area. This is where you need your agent the most.

It’s very difficult to do, but you need to put yourself in the shoes of today’s buyer and ask yourself what would you pay for a home like yours in TODAY’S market, not last years. Buyers could care less what your home or any other home would have sold for last year.

The agent you decide to list your home with should be very knowledgeable in your area. This includes the schools, parks, transportation benefits, and especially the market in general. Instead of looking up the comparable sales, your agent should had seen them first hand, inside and out.

Whatever you do, do not list your home with an agent who promises to get you more money than any of the other agents without have a good marketing plan, and the ability to back it up.

Remember this, it can cost a seller thousands of dollars if they list their home with the wrong agent.
