Hi Jacque,

It's negotiable. You can pretty much do as you wish. Most agents will only take a minimum 90 listing.

Even if I were to take a 30 listing, I would need another 30 days to allow for the home to close escrow, which is normally 30 days.

Thanks for your question, feel free to write or call anytime.

Can you set a time limit on a "pocket listing"? Maybe something like a 30 day listing with an agreement that when and if you were to list the home again , it would be with the same real estate agent.

I can understand how some sellers want the sale of their home to be kept private. Putting a house on the mls is a very public experience. A pocket listing is great to avoid ex's, nosey neighbors or even collection agencies that won't stop harassing a seller.

Geoff,

I completely agree. However, in certain circumstances pocket listings work for certain individuals. For example, some people are very private about their business and don't want people to know their house is for sale until it is sold. Another reason is some people simply know they overpricing their home and wish to "chase the market" this usually results in tons of "Days on Market". By chasing the market off MLS the DOM rating is more or less hidden from the buyer (unless their agent knows how long it has been available).
