What is a 1031 Tax Exchange?
A 1031 Tax Exchange is a tax-deferred incentive provided by the Internal Revenue System (IRS). It allows an owner of an investment property to sell the property for a similar or “like-kind” for no gain or loss.
For example: If you own a 12 unit apartment building in San Mateo that is sold at 2.25 million dollars. With the money gained say you purchase 3 single family homes purchased at $ 750,000 that you intend to lease individually. No capital gains or losses would be recognized.
With a knowledgeable accountant and a 1031 Tax Exchange Specialist like myself, this type of tax-deferred incentive can be a very valuable tool to be used in your real estate investments.

San Mateo Park School Walk-A-Jog! (Saturday – May 17th, 2008)

Another great local event is taking place soon! Having been born and raised in San Mateo Park has had its benefits. One of those benefits was being able to attend San Mateo Park Elementary School. The “Walk-a-Jog,” the school’s most notable annual fundraiser, is an event where students gather sponsors to donate per-lap. Then, Run, Walk or Jog to accumulate laps. The course consists of the four connected streets (Clark, Crescent, West Bellevue, & Hurlingham) surrounding the school which are closed to handle the stampede of running students. Participants are later awarded and ranked based on laps completed. After the race, the PTA puts on a carnival-style event with food, entertainment, a raffle and/or silent auction. Over the years, I have attended many of Park School’s Walk-A-Jog events. From all of which, I can recall great memories that will last a lifetime!

Hello Everyone,
After Lisa finding that great video of Burlingame, I decided to look for a video tour of San Mateo. I found that Smalltown.com also produced a quick virtual tour of San Mateo. It covers a lot of Downtown San Mateo (B Street, 3rd Avenue, 4th Avenue, etc.) They also cover the 25th Avenue shopping area and the San Mateo portion of the “San Francisco Bay Trail”. Hillsborough Concours D’Elegance – Sunday May 4th, 2008
Hello Again,
I just wanted to let everyone know that one of my favorite events on the peninsula is occurring very soon. On Sunday May 4th, 2008 from 10am-4pm is the 2008 Hillsborough Concours D’Elegance Italiano. The Hillsborough Concours D’Elegance is a classic car show that is put on by the Hillsborough School Foundation. Hillsborough’s Concours D’ Elegance is much like the famous Pebble Beach Concours D’Elegance. However, Hillsborough adds more of a family twist to the event by adding carnival style games, bounce houses, police demonstrations, and much more. This year the event will have a Italian influence featuring many historic automobiles with Italian heritage. The event takes place on the lawns of Crocker Middle School located at 2600 Ralston Avenue in Hillsborough,CA. Come early, parking can get tricky!
